Understanding PITI Reserves for Rental Income

When you’re a veteran looking to purchase a 2–4-unit property and plan to use rental income to qualify for your mortgage, it’s important to be aware of the VA’s requirements for PITI (Principal, Interest, Taxes, and Insurance) reserves. Specifically, the VA mandates that borrowers have six months of PITI reserves. This means you need to have enough funds set aside to cover six months’ worth of mortgage payments, including principal, interest, taxes, and insurance. Without these reserves, you won’t be able to use the anticipated rental income to qualify for your loan.

Similarly, if you’re planning to use rental income from an investment property you already own, the VA requires you to have three months of PITI reserves. This ensures that you have a financial cushion to cover your mortgage payments in case of any unexpected vacancies or other financial challenges.

Credit Score Considerations
