Many borrowers, and even some mortgage professionals, assume that every VA loan requires extensive income documentation, including written verifications of employment (VOEs) and multiple years of W-2s. The reality is that VA financing can be far more flexible than many people realize. We specialize in helping veterans, active-duty military members, and military families navigate VA loan guidelines correctly. In certain situations, VA loans may not require a VOE or even W-2 forms. Understanding these exceptions can help streamline the mortgage process and reduce documentation requirements for qualified borrowers.
When a VA Loan May Not Require a VOE
A written Verification of Employment (VOE) may not be required if:
- The borrower has been with the same employer for at least 1 year
- W-2 forms for the previous year have already been collected
In these situations, lenders may already have sufficient documentation to validate employment history and income stability without obtaining an additional written VOE from the employer.
Situations Where W-2 Forms May Not Be Required
There are also circumstances where W-2 forms may not be required under VA guidelines. One example is when the borrower is currently on active duty. Additionally, W-2s may not be required if ALL of the following conditions are met.
- Borrower has been with the same employer for more than 2 years
- Employer phone verification confirms current employment and length of employment
- Borrower is not self-employed or commissioned
- Bonus, overtime, or secondary income is not needed for qualification
- Qualification is based strictly on current base pay only
- Borrower signs IRS authorization forms for the previous 2 tax years
- Form 8821
- Form 4506
When these conditions are met, we may proceed without collecting W-2 forms.
